Short-term rental bookkeeping for hosts with an S-corp
Monthly books in QuickBooks Online, kept by property, with every Airbnb and VRBO payout split into what it really is. Reconciled each month, so your S-corp return starts from numbers you can trust.
Starting at $97 a month, based on properties and accounts.
"Why doesn't my bank deposit match my Airbnb income?"
Because a payout is not your income. The platform takes its host fee first, refunds and adjustments land later, and in some places it collects and pays lodging taxes for you. If the books record only the deposit, income and expenses are both wrong, and nobody can see which property earns what.
What's included each month
- A chart of accounts built for short-term rentals, with each property tracked separately
- Payouts split into rental income, platform fees, refunds and taxes
- Bank and credit card accounts reconciled every month
- Lodging taxes tracked as collected and paid, not as income
- A profit and loss report by property, plus a short note on anything unusual
- Owner payroll in Gusto, if your S-corp pays you a salary (add-on)
- A year-end package ready for your S-corp tax return
Who it's for
Airbnb and VRBO hosts with 1 to 5 properties held in an S-corp, who want the books done right every month instead of rebuilt every April.
Not a fit if
You manage dozens of units for other owners with trust accounting. That needs a property-management bookkeeper. Long-term landlords should see rental property bookkeeping.
How it works
- 1
Free call and quote
We look at how many properties, accounts and platforms you have, and you get a flat monthly quote.
- 2
Setup or cleanup
I set up or fix your QuickBooks Online file. If you are months behind, catch-up comes first, quoted separately.
- 3
Monthly close
Books closed and reports sent by the 7th of the following month, with questions batched in one short list.
What I need from you
- Accountant access to QuickBooks Online (or I set up a file)
- Bank and card feeds connected
- Earnings or payout reports from Airbnb and VRBO
- Receipts for anything paid outside the business accounts, through my secure client portal
- Gusto access, if I run payroll
Bookkeeping questions
Should I keep separate books for each property?
You need to see each property's numbers. Inside one S-corp, that is usually done with tracking by property in the same QuickBooks file, not separate files. If each property sits in its own LLC, we talk about the right setup on the call.
Do you file my lodging or occupancy tax returns?
I record lodging taxes as collected and paid so the books are right. Filing rules depend on your state, county and city, so we go through yours on the free call.
Do you use software other than QuickBooks Online?
QuickBooks Online is what I use and know best. If you are on something else, we talk about whether to move.
Is payroll included?
Owner payroll in Gusto is an add-on. Many S-corp hosts need it, because the S-corp pays them a salary.
What if I'm a year behind?
We catch up first, oldest month first, so your return can be filed. Catch-up is quoted separately.
