Bookkeeping for real estate investors and agents

Property-level books for investors, and commission tracking for agents. Every rental, flip and commission check recorded in the right place, so your Schedule E or business return is right and you can see which properties actually make money.

Monthly bookkeeping starting at $97 a month. Rental bookkeeping starting at $89 a month.

Real estate bookkeeping problems I see

  • All properties mixed in one account with no way to tell them apart
  • The full mortgage payment recorded as an expense
  • Security deposits booked as rent
  • Improvements expensed instead of depreciated
  • Flips mixed in with long-term rentals
  • Agent commissions, splits and marketing costs untracked

Who I work with

Long-term landlords, short-term rental hosts, house flippers, small multifamily owners and real estate agents. Rental owners also have dedicated pages: long-term and short-term.

What's included

  • Books organized by property, so each one has its own profit and loss
  • Rent, deposits, repairs, utilities and management fees categorized correctly
  • Loan payments split into interest and principal
  • Improvements tracked for depreciation
  • Flips tracked by project, separate from rentals
  • Agent income, brokerage splits and marketing costs tracked
  • A year-end package for your tax return

Depreciation, done right

Your entity setup

Properties held in LLCs or an S-corp each need their own books. I keep them separate.

Hypothetical example

A mortgage payment

A landlord pays $2,000 a month on a rental loan.

Interest (deductible expense)$1,400
Principal (reduces the loan, not an expense)$600
Total payment$2,000

Made-up numbers. Recording the full $2,000 as an expense overstates deductions.

How it works

  1. 1

    Free call

We go over your properties, entities and how money moves.

  2. 2

    Setup or cleanup

Each property set up as its own class or location in your books.

  3. 3

    Monthly close

Books closed by the 7th, with a profit and loss for each property.

  4. 4

    Year end

A package ready for Schedule E or your entity return.

What I need from you

  • A list of properties, purchase dates and how each is owned
  • Bank and loan statements, or feeds connected
  • Closing statements for purchases and sales
  • Property manager statements, if you use one

Documents go through my secure client portal, never email.

Real estate questions

Do I need a separate bank account for each property?

It isn't required, but it makes clean books much easier. At a minimum, keep rental money separate from personal money.

How is a flip taxed differently from a rental?

A flip held for resale is usually treated as inventory, with profit taxed as ordinary income, and isn't depreciated. A rental is depreciated and reported on Schedule E. Mixing them causes errors.

Can you work with my property manager's statements?

Yes. I record the gross rent and the manager's fees from their statements, not just the net deposit.

Do you prepare the tax return too?

Yes. See tax preparation.
